A roof is a part of your home that will inevitably need to be replaced.

How Long Does a Roof Last?

The life of a roof is dependant upon the materials that were used to construct it. In some cases, roofs can last a lifetime, and in other cases, they’ll only last 10-15 years.

The first step in understanding how long your roof will last is knowing what it’s made out of. Because asphalt shingles tend to be the most popular roofing material, we’ll stick to those for now.

Generally, the life span of asphalt shingle roofs is anywhere from around 20-30 years, both in our experience and according to U.S. News. Although some factors can play into a roof needing to be replaced sooner than that, these are signs that you’re going to want to watch out for.

The Signs to Watch Out For

The most significant aspect to watch out for when it comes to the roof is storm damage.  In some cases, it’s easy to tell because of a leak in your home. But in other cases, you might not notice a leak right away. Here are some ways to spot storm damage.

  • Look for missing shingles, especially when there have been strong winds. You might be able to find shingles in your yard that have flown off the house.
  • Dented and cracked shingles are also common when hail has occurred.
  • You can also look for the granules (rough surface material) of the shingles collecting in your gutters or downspouts.
  • Lastly, look for dents, scrapes, and scratches on gutters, vents, and flashing.

As you can see, there are quite a few different ways in which a storm can damage your roof. There are also quite a few ways by which you can protect it.

How to Protect Your Home from Storm Damage

Even if you have proper insurance, storm damage is not something you want to have to deal with. It’s essential to take steps to protect your home if you can.

Here are some ways you can protect your home from storm damage.

  • Secure loose objects around your home to help keep them from flying into the house and causing damage. Things like grills, patio furniture, and other items can cause real damage if they get caught by the wind and hurled into your house.
  • Trim dead or damaged trees around your house. After wind, trees are something that causes a considerable amount of damage to most homes. You might even consider trimming or cutting down live trees that are just too close to the house.
  • Finally, take care of damaged shingles along with other elements of your roof. It might seem like a no-brainer, but if your roof isn’t repaired after being damaged, the next storm could make things much much worse.

What To Do if You Think There’s Damage

If you think you’ve found damage to your roof or another part of your home, watch out for storm chasing salesmen. These salesmen follow storms around and do their best to sell you repairs promising to get it covered by insurance. Unfortunately, in many cases, these repairs aren’t done well, and the roof won’t be adequately repaired.
